The Blue Sky Hotel and Tower
UlaanbaatarBlue Sky Hotel and Tower is a landmark mixed-use complex located at the very heart of Ulaanbaatar, directly opposite Sükhbaatar Square. Surrounded by major government institutions, business centers, and commercial districts, it stands in the city’s most vibrant and prestigious area.
The property is conveniently located just 15 minutes by car from Ulaanbaatar Railway Station, 5 minutes from the National Amusement Park, and 53 kilometers from Chinggis Khaan International Airport.
Rising 105 meters high across 25 floors, the tower offers a total floor area of 40,000 square meters from levels 1 to 25. Its exterior features a fully glass-clad façade, constructed using a combination of SRC and RC steel-frame reinforced concrete systems. The building is equipped with advanced fire-protection technology using the Excoat CF system, as well as state-of-the-art heating, ventilation, and air-conditioning systems—technologies introduced in Mongolia for the first time at the time of construction.
Inspired by the form of a sailing ship, the architectural design of the Blue Sky complex seamlessly blends national character with international design elements, making it one of the city’s most iconic structures.
The tempered glass façade was rigorously tested by Architectural Testing Asia, a member organization of the American Architectural Manufacturers Association. The glass successfully withstood wind speeds of up to 35 m/s, along with impact resistance, air infiltration, and thermal insulation tests.
The building accommodates hotel, residential, and office spaces, and offers a wide range of facilities across its floors:
- 1st Floor: Lobby Lounge, Cargo Link airline ticket office, Sixth car rental service, Alpha Bookstore, Flower Shop, Trade and Development Bank (TDB), ATMs, Wallstreet Restaurant, Bier Mania Pub, Golomt – Homeland Real Estate
- 2nd Floor: SEASONS Restaurant (Asian & European cuisine) and LE SEOUL Korean Restaurant, both featuring spacious dining areas and private VIP rooms
- 2nd & 3rd Floors: Five meeting and banquet halls accommodating 10 to 300 guests (Jade, Emerald – 2F; Topaz, Crystal, Diamond – 3F)
- 3rd Floor: BLISS FITNESS CENTER with sauna, fitness gym, swimming pool, and jacuzzi, as well as a Business Center
- 4th–11th Floors: Office spaces
- 12th–18th Floors: Hotel guest rooms

Blue Sky Tower offers versatile event facilities, including a Multipurpose Function Hall for up to 220 guests, perfect for corporate events, weddings, and celebrations. This hall features state-of-the-art AV, custom lighting, flexible seating arrangements, and in-house catering. Additionally, three smaller Board Meeting rooms, each seating 20-60, are equipped with advanced AV and comprehensive meeting tools, ensuring every event is successful and impressive.
